Commercial Lease Application

Some uses need zoning or special-use approval the City may not grant for these buildings: restaurant, café, bar, public assembly (music venues, event halls, places of worship), manufacturing, industrial, cannabis retail or processing, harm-reduction facilities, and residential use. If your business is one of these, stop here and call 734-272-6612 before applying.

Attach a floor plan or sketch of your intended layout (fixtures, sinks, counters, aisles, restrooms, exits, storage). A clean hand drawing is fine. It is also what the City asks for with its occupancy application.

Attach your last three months of business bank statements (you may black out the account number except the last four digits; leave the account holder name and balances readable). Startups with no history: attach a personal bank statement or other evidence of the funds you will operate and build out with. If your business requires a state license (cosmetology, barbering, massage, food service, etc.), attach the establishment license or your application for it.

The application fee is $100 per applicant screened, non-refundable, payable to Thistle Holdings LLC. It covers tenant screening and is not applied to rent or a security deposit.

You can pay by card on the next screen, or by check or money order payable to Thistle Holdings LLC, left in the secured drop box in the 50 N Huron common hallway or mailed to 34 N Huron St, ATTN: Office, Ypsilanti, MI 48197. Write your application number on it.

Thistle Holdings LLC and its agents may verify any statement on this application; contact the references, landlords and lenders listed; obtain a credit report on the business and on any owner or guarantor named above; and review public records on the business and on each owner or guarantor, including court records of evictions, civil judgments and liens, and criminal conviction records. A material misstatement is grounds to refuse this application or, if a lease is later signed, to terminate it. Documents or statements that appear to have been forged or falsified may be referred to law enforcement.

The application fee is non-refundable. Submitting this application does not reserve the space or create a lease; a lease exists only when a written lease is signed by both parties.

Income and financial verification may be requested in the form of tax returns, bank statements or other documents. Where an employer or bank uses a third-party verification service, the applicant will provide a contact who can verify directly; the landlord is not obligated to register or pay for such services.

The City of Ypsilanti requires a Business Occupancy and License Application (currently $90) before a business opens; a change of use may require a site plan and inspections. Under our leases this is the tenant's responsibility and cost; the landlord supplies the property-owner information and signs as owner.

The ownership of Thistle Holdings LLC includes a real estate broker licensed in the State of Michigan, and that broker's company, Munro Real Estate & Development LLC, may advertise the property and receive applications on the landlord's behalf. The broker represents the landlord only. No agency relationship exists between the landlord or the broker and the applicant.
