Each adult (18+) who will live in the unit completes their own application; co-signers also complete an application. Do not enter a Social Security number, driver's license number, or date of birth on this form — the screening service collects what it needs from you directly, and identity is verified from your ID at signing. A non-refundable application fee of $100 is due with this application; see the fee section near the end for how to pay.

Assistance animals are not pets and are not charged pet fees; if you have one, request an accommodation after approval rather than listing it here. Pets require current vaccination records (attach) and, for dogs, a short meeting with the animal in person or by video.

A photo of your government-issued ID · your two most recent pay stubs (or last year's tax return, or an award letter) · vaccination records for each pet. You can submit now and send documents later, but the application is reviewed only when they are in.

8. Application fee

The application fee is $100 per adult applicant, non-refundable, payable to Thistle Holdings LLC. It covers tenant screening and is not applied to rent or a security deposit.

When you submit, you will be taken to a secure card payment. The application is not reviewed until the fee is paid, and unpaid applications are deleted after seven days. To pay by check instead, ask the office for the paper application.

9. Terms, authorization and signature

Thistle Holdings LLC and its agents may verify any statement on this application; contact the employers, landlords and references listed; and obtain a consumer report on you — credit, eviction and criminal-record history — through TransUnion SmartMove, which will contact you at the email above to complete its part. A material misstatement is grounds to refuse this application or, if a lease is later signed, to terminate it. Documents or statements that appear to have been forged or falsified may be referred to law enforcement.

The application fee is non-refundable. Submitting this application does not reserve the unit or create a lease; a lease exists only when a written lease is signed by both parties. Approved applicants pay a security deposit equal to one and one-half months' rent.

Income may be verified from pay stubs, tax returns or other documents, and by contacting your employer. Where an employer uses a third-party verification service, you will provide a person at your employer who can verify directly; the landlord is not obligated to register or pay for such services.

Applications are evaluated under our written Resident Screening Criteria, which are available on request and applied to every applicant in the same way.

The ownership of Thistle Holdings LLC includes a real estate broker licensed in the State of Michigan, and that broker's company, Munro Real Estate & Development LLC, may advertise the property and receive applications on the landlord's behalf. The broker represents the landlord only. No agency relationship exists between the landlord or the broker and the applicant.
